Position Overview

We are seeking an experienced Assistant Project Manager to join our growing team in Denver. This is a high-impact, entrepreneurial role offering broad exposure across the full real estate development lifecycle—including entitlements, design, preconstruction, and execution. The Assistant Project Manager will be integrated into the team overseeing planning, coordination, and execution of commercial / industrial construction projects from inception to completion. This is an excellent opportunity for an individual with a design / engineering background to transition into a development and construction role.

Unlike a traditional general contracting role, this position sits within an integrated development and investment platform, providing unique visibility into how industrial projects are sourced, capitalized, developed, and operated. This role is ideal for a builder who wants to expand beyond pure construction and gain deeper exposure to the ownership and development side of commercial real estate.

The Assistant Project Manager will assist projects through all phases—from early design coordination and budgeting through construction and closeout—while working closely with internal development teams and third-party partners. This role requires a self-starter who is comfortable operating in a dynamic environment and wearing multiple hats.

The position offers involvement in a robust and growing pipeline of work, including ground-up developments where we are serving as both developer and contractor, alongside a diverse range of tenant improvement and value-add projects. Some travel will be required for the position.

What You'll Do For Us

Key Responsibilities

  • Work on industrial construction projects from predevelopment through completion
  • Support design-build and design-assist processes, coordinating closely with appropriate parties
  • Assist in budgeting, scheduling, procurement, and cost control
  • Collaborate with internal development teams on both Sprink-led and third-party development projects
  • Manage relationships with subcontractors, vendors, and project stakeholders
  • Help ensure projects are delivered on time, within budget, and to quality standards
  • Support preconstruction efforts including estimating, value engineering, and constructability reviews
  • Navigate both roles where Sprink serves as General Contractor and where we act alongside external GCs

Qualifications

  • 2-5 years of construction or design experience, with a focus on ground-up commercial or industrial projects
  • Strong understanding of design-build and design-assist delivery methods
  • Experience with industrial, manufacturing, or flex/warehouse projects preferred
  • Proven ability to manage multiple projects and priorities
  • Strong financial acumen including budgeting and cost control
  • Excellent communication and organizational skills
  • Ability to operate independently in a fast-paced, entrepreneurial environment

Compensation & Benefits

  • Salary, plus bonus potential, range determined by experience, but expected between $90,000 – $115,000
